RENTAL TERMS

1. The Rental Agreement

The rental agreement is binding for both the tenant and the landlord once the 1st installment
(or the full amount) has been paid. The agreement is entered into between Tunø
Feriehusudlejning (as the agent) and the tenant. The rental property may only be used for
holiday purposes by the number of persons specified in the rental confirmation.

2. Payment Terms

• Installment 1: 25% of the rental amount plus a booking fee is payable no later than 4
  days after booking.
• Installment 2: The remaining balance (75%) plus any security deposit is payable no
  later than 6 weeks (42 days) before arrival.
• Booking Fee: A booking fee of DKK 225 is added to each contract.
• Late Booking: For bookings made less than 6 weeks before arrival, the full amount
  is due for payment immediately.

3. Arrival and Departure

• Time: Generally, the house is available from 3:00 PM on the day of arrival and must
  be vacated no later than 10:00 AM on the day of departure.
• Ferry Considerations: Tunø Feriehusudlejning endeavors, as far as possible, to
  align the arrival and departure times of the Tunø ferry to minimize waiting times
  during check-in and check-out. Please feel free to contact us the day before arrival
  for further arrangements.
• Transport: The tenant is responsible for booking ferry tickets to and from the island.
  As Tunø is car-free, ferry cancellations (e.g., due to weather conditions) are
  considered force majeure.

4. Cancellation and Changes

• Cancellations must be made in writing via email. The following fees apply:
• Until 60 days before arrival: 25% of the rent (minimum DKK 500.-).
• 59 – 30 days before arrival: 50% of the rent.
• Less than 30 days before arrival: 100% of the rent.
• Rebooking: Changes to dates or the specific house can be made until 60 days
  before arrival for a fee of DKK 400.-.
  We recommend all guests take out private travel/cancellation insurance.

5. Cleaning, Smoking, and House Rules

• Tenant's Duty: Upon departure, the house must be left in a tidy condition. Dishes
  must be washed and put away, waste must be removed, and the oven/grill must be
  cleaned by the tenant.
• Smoking: All houses are non-smoking indoors (including e-cigarettes). Violation
  results in a penalty of DKK 3,000.- as well as claims for compensation for extra
  cleaning.
• Noise: Tunø is known and loved for its tranquility. Please show consideration for
  neighbors and the island's wildlife by avoiding loud music and noisy behavior,
  especially after 10:00 PM.

6. Liability, Damage, and Complaints

• Liability: The tenant is fully responsible for the holiday home and its inventory.
  Damages must be reported immediately.
• Complaints: Cleaning errors must be reported immediately upon arrival. Other
  defects must be reported no later than 24 hours after arrival or immediately after they
  occur. No complaints are accepted after departure.
• Defects and Faults: In case of technical failures, we will rectify the fault as soon as
  possible. We ask for your understanding that due to the island's location, it may take
  1-2 days before spare parts or technicians can arrive, especially during weekends.

7. Force Majeure

Tunø Feriehusudlejning cannot be held responsible for events beyond our control (natural
disasters, war, epidemics, pandemics, government restrictions, extreme weather conditions,
or similar) that make it impossible or significantly more difficult to complete the rental or
transport to the island.

8. Personal Data (GDPR)

We process your personal data in accordance with applicable legislation. The information is
only used for the administration of your booking and is not disclosed to third parties without a
legal basis.

9. Venue and Misprints

The venue for both parties is the court in Aarhus/Horsens, and Danish law applies.
Reservations are made for misprints and changes in exchange rates.
